Real Estate Agents have long been considered untrustworthy by the public. Whether there is truth in this or not doesn’t really matter. In a world where perception is reality, sorry Mr Agent, but you’re losing this battle.
On the flipside, the new breed of real estate agent – the Buyers Agent, is considered (especially by the next generation of investors) as the new Go To People in the Real Estate Industry if you’re looking for credible investment advice and want to get it right.
WHO IS THIS "NEW BREED" OF AGENT?
Professional Buyer’s Agents act exclusively for and in the best interests of the Buyer. Traditionally, when a person wants to buy a property, their initial thought was to go and speak with a real estate agent.
As a buyer this is probably one of the worst things you can do because it instantly puts you at a disadvantage.
Because real estate sales people are not obliged to act in the interests of buyers. They do not, and should not work for you.
Their job is to get the best deal for their client, the seller.
After working in the industry for almost 17 years and seeing how the buying / selling process typically unfolds, I’m not surprised that real estate agents have clocked up the bad reputation they have been labelled.
It’s a shame that it has happened, and I believe the industry is to blame. We need to be more diligent in educating buyers and sellers about who is working for who so that both sides get fair play.
Buyers nowadays, especially the next generation, are wising up to the reality that real estate agents aren’t necessarily the best first point of contact when it comes to getting into the property market.
They're trusting Buyer's Agents with their investment decisions and in doing so, winning the game.
BUYER'S AGENTS ARE NOW PLAYING A MUCH MORE PROMINENT ROLE IN THE REAL ESTATE GAME AND POSITIONING THEMSELVES AS THE REAL EXPERTS.
The buyers I know who have engaged Buyer’s Agents are quick to sing their blessings and report of massive value despite the fee paid.
I know from the deals I’ve put together that many of my clients have come away thousands in front and with properties that are statistically proven to outperform in the long term.
They’re seeing value on a cost scale as well as in time saved, mistakes avoided and the joy of not having to deal with multiple salespeople.
